Modern house in Białołęka, Warsaw



One of our recent major projects that deserves special attention is the house in Białołęka, Warsaw. Its creation surprised not only with the speed of implementation but also with innovative technical solutions.


Express construction pace


What is most surprising is the fact that from the start of the project to the final finishing touches, just under 12 months elapsed. Such dynamics are a rarity in the construction industry.


Economy and ecology


Although the investor abandoned the idea of building a fully passive house, impressive results were achieved by utilizing knowledge gained from the Healthy Building Academy training and employing dedicated solutions. The heat and cooling demand were estimated at 18 kWh/m2 per year, and the total energy consumption at 68 kWh/m2. Considering that it is a smart home equipped with an above-average number of electrical devices (including a home theater, sauna, multi-room audio and video), these results are truly impressive.



Smart Home


The Warsaw project is a technologically advanced smart home. It incorporates functionalities such as:

· Comprehensive lighting control system, including:

o Lighting scenes tailored to the room and time of day

o Full dimming using DALI and DMX controls

o Circadian lighting – light adjusting color to mimic natural light

o Automatic garden lighting

o Motion sensors in hallways and bathrooms

o Presence simulations

· External blinds, electric curtains

· AV and security systems,

· Energy consumption control,

· Water leakage control,

· Automations facilitating daily life, such as remote connection to the intercom via mobile phone or Control4 touch panels allowing control of the entire home – from lighting and music to TV, blinds, and temperature.


Control4 - a unified system for automation and control of connected devices


Speaking of a smart home, it is impossible not to mention Control4. It interacts with the KNX system and extends functionality in many ways. It allows easy achievement of things like:

· Intuitive control of audio-video system from universal remotes, wall panels, and phones

· Integration of security systems and management from one device

· Network integration of elements not normally cooperating with KNX

· Intuitive control of home functions depending on the day, time, and presence

· Additional scenarios facilitating the lives of residents.


In the discussed project, AVoIP is implemented using Netvio products. Thanks to this, as the image and sound are transmitted over the network, streaming devices (such as Apple TV) can be kept in one room, and the user can use them when desired. In practice, this means that we do not have to place such devices next to every TV, saving money and significantly improving the appearance of the rooms. Control4 also allows for using sound both separately in rooms and collectively, creating a multiroom setup.




Home Theater


An important part of the house is the home theater. The use of the Dolby Atmos 7.2.6 system, a 135-inch Adeo Plano screen, and a 4K Epson EH-LS12000B laser projector ensures incredible audiovisual experiences. The electric seats from Delux Deco complement the whole, providing comfort during screenings.

Thanks to KNX and Control4 automation systems, full control over the cinema is possible with one remote or smartphone. Additionally, the installed RGBW lighting system allows adjusting the color and intensity of light to individual preferences, creating the perfect environment for watching movies.


Moreover, the home theater is equipped with air conditioning, individual recuperation separated from the rest of the house (to minimize sound transmission), and Roman blinds reducing sound reflections from windows. External blinds have also been applied, which effectively darken the room during screenings.


For the convenience and comfort of viewers in the cinema, there is also a bar with a fridge and sink, hidden in a cabinet.



Project partners


It is worth noting the companies that contributed to the realization of this innovative project. EKO 2020 was responsible for ventilation with recuperation and heating systems, while Kubova Home took care of elegant finishing works. The house and interior design were done by Anna Grządka.


In summary, the house in Białołęka is an extraordinary combination of modern architecture and technology. It is an undeniable proof that ecological solutions can be combined with luxury and a comfortable life. The smart home is the future!
